Spring has arrived in the Pacific Northwest -- and for Woodinville homeowners, that means one thing: it is time to undo everything winter did to your property. Between the heavy rain, frost, wind, and relentless moss growth, your home has been working hard all season. A little attention now can save you from costly repairs down the road.
At TC Quality Solutions, we have spent years helping homeowners across Woodinville, Redmond, Bellevue, and the Greater Seattle area get their properties back in shape each spring. Here is our tried-and-true checklist and what to watch out for.

1. Gutters and downspouts are your first priority.  After months of leaves, pine needles, and debris building up over winter, your gutters are likely clogged or sagging. Blocked gutters cause water to back up against your fascia board and eventually into your walls and foundation, causing one of the most expensive repairs a homeowner can face.
What to check:
  • Look for visible sagging or pulling away from the roofline
  • Check downspouts are directing water at least 6 feet from the foundation
  • Look for rust, holes, or separated seams
  • After a rain, watch for water spilling over the sides, This is a sure sign of a clog

2. Roof and moss:  act before summer.  The Pacific Northwest is moss country. By spring, most roofs in our area have visible organic growth that, left untreated, will lift shingles, trap moisture, and dramatically shorten the life of your roof. The good news: spring is the ideal time to treat it, before the dry season bakes it in.
What to look for:
  • Green or dark streaking on shingles -- even light growth should be treated
  • Any shingles that appear lifted, cracked, or missing
  • Dark staining around flashing near chimneys, skylights, and vents
  • Soft or spongy spots on the roof deck (visible from inside the attic)
We use gentle, non-pressure techniques on roofing material to remove moss without damaging shingles. We can also apply an inhibitor treatment to slow regrowth for years.

3. Windows and screens:  let the spring light in.  Winter rain leaves a film of mineral deposits and grime on your windows that no amount of sunshine can disguise. Spring is the best time to get a professional clean,  especially if you have specialty glass, films, or French panes that require careful handling.
Do not forget:
  • Check window screens for tears or bent frames.  Now is the time to replace them before summer
  • Look for fogging between double-pane glass (a sign the seal has failed)
  • Clean window tracks and frames to prevent mold buildup

4. Decks and fences: check for winter damage.  Wood decks and fences take a real beating over a wet Pacific Northwest winter. Moisture causes wood to expand and contract, loosening fasteners, splitting boards, and accelerating rot. A spring inspection can catch problems early, before a minor repair becomes a full replacement.
Signs to watch for:
  • Soft or discolored boards that may indicate dry rot beneath the surface
  • Loose railings or wobbly posts that are a safety issue that should be fixed immediately
  • Peeling or worn stain or sealant that will leave wood exposed to summer UV damage
  • Popped nails or screws that can catch feet and clothing
Pro tip: The best time to stain or seal a deck is late spring or early summer, after the rain has stopped but before summer heat sets in. The wood needs to be dry and at moderate temperature for the stain to properly penetrate.

5. Pressure washing: refresh your whole property. Driveways, walkways, siding, and patios accumulate a winter's worth of algae, mold, and grime. A thorough pressure wash does more than improve curb appeal, it removes slippery organic growth from walkways and helps surfaces last longer by preventing the buildup that accelerates wear.

  • Siding:  low-pressure wash to remove mold and grime without damage
  • Decks and patios: prep for staining or just freshen up for the season
  • Fences: restore weathered wood or painted surfaces

Right now is a great time to pay extra attention to your roof and gutter system. 
Did you know that foundation damage is one of the biggest issues that homeowners experience from a faulty gutter system? 

Your gutter system should be designed to channel the water off the roof and away from the home’s foundation.  If your gutters are not sloped properly, or if blockage occurs, water can pour over the sides of the gutter and pool around the foundation.  This pooling, over time, can result in mold growth and cracks to your foundation.

Fascia boards that are most likely made of wood, support your gutter system.  When blockage occurs in your gutter system and they fill with water, the boards start to rot and deteriorate.  This rot can also occur to your wood siding on your home.

Another issue with overflowing gutters is the damage and mess it can make to your landscaping. 

We highly recommend the following services for a highly effective gutter and roofing system:
  • Do a thorough inspection of your gutter system by checking for loose or leaky gutters.  If your gutter does not drain properly, you could be in for water in your basement or crawl space (or dry rot).  Summer is a good time to ensure proper flow of your downspout system by checking for blockage and making sure they drain away from your foundation.
  • Do a thorough inspection of your roofing system and check for any damage or issue that may have occurred during the damp winter.  If your home has an older roof, now might be a good time to start budgeting for replacement (we can steer you towards a great roofer).  The sun can be damaging to roof shingles, so checking and replacing ones that are cracked, buckled, lose or ones missing granules is a good idea.  Flashing around plumbing vents, skylights and chimneys should be checked and repaired as needed.

April is the perfect time to do a general clean-up and evaluation of what areas your property could use more serious attention. Below is a list of exterior maintenance projects we recommend for the month of April.
  1. Remove storm windows and replace or reinstall screens as necessary (we can haul them off and return with new ones for a very reasonable fee).
  2. Pressure wash driveways, walkways, patios, decks, outdoor furniture and siding (low pressure or brush-only) to remove grime and algae growth. Apply treatment to all clean flat surfaces to help keep it sparkling clean.
  3. Clean out gutters and clean the striping that occurs on the exterior gutter too (this really cleans up the exterior image of a home).
  4. Clean debris from roof and apply roof treatment to eliminate current and future organic growth.
  5. Do a thorough roof inspection, paying close attention to B-vents, flashing and chimney areas
  6. Clean windows on the interior and exterior.

According to the Groundhog Punxsutawney Phil, Spring is right around the corner (shhh, we choose to ignore his 45% accuracy rate).  Regardless of the prediction, February & March  are a great time to start getting your property spiffed up for Spring.   Why not brighten it up by pressure washing that dirt and residue off  surfaces?

​Address Those Slippery Surfaces

First off, let us wish you healthy and happy 2016.  We wrapped up our year with a slew of gutter cleaning projects, and a few specialty projects mixed in. 
 
Along with the New Year, January has brought some chilly temperatures.  What makes a terrible (and dangerous) combination on any property is moss growth on walking surfaces and freezing temperatures.  Even when not frozen, it is a slippery carpet-but couple freezing temperatures and the hazard level rises-ouch!
